Even though it is still a stronger market for sellers, this particular community has an average of 32 days on the market before going under contract. With an average list to sales price of 1.01 (meaning the homes sell for just slightly over list).**It is still VITALY important to price right and MARKET accurately and creatively!!**Our seller had initial thoughts of pricing slightly higher than we had suggested, but decided to price based on my professional opinion and I am HAPPY TO SAY that after less than 48 hours on the market, we went under contract WAY above list price WITH an APPRAISAL SHORTFALL WAIVER putting us at about a list to sales price of around 1.05!! This is a HUGE WIN for our sellers given the stats for this community. WAY TO GO TEAM!!! 🤘🤘🤘🤘🤘
